Uttorayon Township

Uttorayon Township built in the foothills of the Himalayas in outskirts of Siliguri city. It is a premium residential destination comprising plotted / pre-built houses and apartments arranged in neat clusters. This is the first township in Siliguri.[1]

Location

Uttorayon is located on the outskirts of Siliguri along National Highway 31 near to Matigara. It is 9 km from the Bagdogra International Airport and is just 3 km from Siliguri City proper.

Bungalows are built across 1922 plots ranging from 2.5 kottahs to 20 kottahs. It also has complex comprising five 9-Storey towers with a total of 220 HIG apartments. All apartment are provided with a modern and well-equipped community centre, party lawn, swimming pool, gymnasium, amphitheatre and more. It also has Group Housing Complex comprising 400 flats in 25 buildings consisting of 112 LIG flats and 288 MIG flats. The total development area is 400 acres.[2]

The township started off in a very planned manner, but over the last few years with newly constructed house flouting building rules, making changes to entry point to plots, and indiscriminate cutting of trees, the quality of the township is rapidly deteriorating. The building rules for the housing clearly state the size of each house cannot exceed 2.5 stories (11 meters), with a built ratio of 1:1, meaning for 1000 sq foot plot, total size of building should not exceed 1000 sq feet. However, almost all the new houses now being constructed are exceeding the ratio to 2:1 or even 3:1.
